Situated in one of London’s most prestigious retail districts, the New Bond Street project involved refurbishing and restoring a part Grade II listed property formed from two historic buildings dating from 1890 and 1914.
BSPS delivered a complex programme of works that protected the building’s heritage while addressing structural issues. Key works included replacing the 4th-floor and retail-unit roofs, relining the 4th-floor gutter, repairing the slate mansard roof, and carrying out façade cleaning, repointing, stonework repairs, chimney remediation and structural repairs to the rear elevations.
A comprehensive M&E package supported the upgrade, including validation reports, redesign and relocation of pipework, ductwork, plant and equipment, remedial works to the water tank, and a new footing system for condensers and the main AHU unit.
Working within a constrained urban environment with access limited to a shared entrance, strict noise restrictions and phased scaffold removal, BSPS coordinated logistics to minimise disruption. Despite these challenges, the team delivered the refurbishment to an exceptional standard, preserving the building’s historic fabric while enhancing its long-term performance.
