Nestled in the historic borough of Dulwich, 25–27 The Gardens sits within a charming residential area renowned for its classic London architecture.
The works included a complete window replacement across 10 flats, alongside the removal and replacement of the existing roof coverings with new slate and upgraded insulation to improve thermal performance. Flat roofs were also upgraded to the latest Langley specification.
Externally, masonry repairs and full redecorations were carried out, with new rainwater pipes installed, asphalt replaced on the front steps, and paving works completed to enhance the building’s entrance.
Inside, all common areas were refurbished, including the replacement of flat entrance doors, installation of new fire-compliant electrical cupboards and letterbox enclosures, and the upgrading of electrical systems with new distribution boards and lighting. Aesthetic touches such as new cornices, ceiling roses, timber panelling, and floor coverings brought a sense of restored grandeur to the communal spaces.
One of the key challenges was replacing windows and strengthening roof timbers while residents remained in place, requiring careful coordination and communication to minimise disruption. Thanks to the expertise and attention to detail from the BSPS team, 25–27 The Gardens is now safer, more energy-efficient, and ready for the future, while preserving the character and charm of its historic setting.
